Fort Mill is really two housing markets in one town. The subdivisions built out along the I-77 corridor over the last two decades run modern heat pumps, zoned systems and multi-stage equipment. The older neighborhoods closer to downtown still have gas furnaces, aging line sets, and ductwork that has been modified more than once. Those are two different diagnostic jobs, and knowing which one you are standing in front of before you start is most of the work.
York County summers run the same mid-90s load as Union County, and the Catawba River corridor holds humidity, so systems here run long cycles from June through September. Winter is mild but not nothing — nights in the low 30s are enough to expose a heat pump with a weak defrost board or a furnace nobody has looked at in five years.
